The font looks really good so I'm not sure it is worthwhile to write out all the letters by hand - that would be time consuming, but I know some people on this site use that method.Let us know how this marketing works out for you.Kyle

I imagine that if you hand a business card to a seller that says "real estate wholesaler" than they may become confused or simply not take you as seriously as a cash buyer.

If just one, you're a transactional broker, not a leasing agent, and you can't advise on either side, you simply facilitate the deal, brokers have ethical issues with this in putting someone in an installment contract and not being able to advise and additional liability.If someone puts a chunck down for an option and they can't get financing, say at the end of 2 years due to problems that should have been avoided, the broker becomes an easy target as well as the agent.I like options, the key to doing them successfully is knowing how to get the buyer financed at the end, not just putting them in a house, the deal is not done until title changes hands.

8am--headed to the newly acquired and renovated rental property for some final 'fix it' items: repair window, connect gas stove, mount hand rail for basement stairs, pick up fridge, and meet guy who is building egress covers and ladders.Oh yeah, forgot to mention that it is our first real snow storm of the winter-8 to 10 inches.

technically, I can walk down to the Sheriff's office - rental agreement and 30-day notice in hand and have him evicted on the spot for tresspass.
