I have heard on podcasts that regional banks and portfolio lenders/in house lenders(not selling loans to freddie/fanny) can sometimes offer 6 month seasoning period for cashout refi. 

If you have owned a rental property for a significant period of time, when you sell most investors end up paying somewhere between 30-40% in taxes.

Then google those names to get their contact information to see if they are interested in selling and on what terms.I tried this on a couple of properties with mixed success.

I would have paid another experienced local investor (an unbiased party not having anything to do with the sale of the home or selling me services) to do a thorough video tour of every inch of the house before submitting an offer. 

I'm not selling any mentorship or anything like that, I think you just need to talk with someone that is in the financing space that can give you a bit of guidance.

Other public forecasting apps only available up to 6 months.For the second software , it analyzes the contractor/BRRS activity in many metro thru MLS listing and measures the ARV based on previous condition sale and after selling ARV.It will tell which house has the most potential.I will tell you all over if you want to rehab, do it in appreciating markets like CA, WA or CO.

It's a bit of a mix-up, but the idea is to make the whole buying and selling process clearer and more competitive, which could end up saving people money.
