Others see the long term benefits of student housing or long term rentals that there is a strong demand for and continue to appreciate.I would just soak up some education and see what fits in your wheelhouse of understanding how they work (STR, LTR, flipping, notes, PML or whatever!)

I see the need, think we can keep it full with minimal vacancy, but with the worse case scenario I can come up with we come out down 80k, the HELOC interest paid and I would have to work a job (currently stay at home dad with a side hustle as a nursery) to pay back the money (not that bad TBH).

They may want to see the operating agreement.Most people use LLC's for asset protection, and secondarily for confidentiality.   

There they do a good job managing the complex, but condo fees are higher as it includes all utilities-great for the tenants, but they don't seem to factor that in when they see the price of rent.

That being said, you don't necessarily need to have the next property lined up to see the value in extracting the cash ahead of time especially as rates continue to rise. 

It is also a great earner for us but we see the whole property rent more for holidays and during the summer high season.

Very interesting to see the median SFR sold in November for 20% less than the median home in May this year. 

We'd travel to A.) see the country and B.) learn of the RE. opportunities that exist outside our basic/brief exposure to RE investing so far.
