@Evelin Montenegro this would work on a small scale, but would be disastrous if you have a larger complex.

I only have one rental at the moment, but am looking to scale up.

My challenge has been finding areas that will support small scale new construction cost, while producing a good return. 

I get it in non appreciating markets were these homes are simply tools to make a grand or two a year.. but its not a wealth builder unless you can really scale them.  

Within the past year I was able to scale my RE portfolio to 91 units. 

@Noel ChristopherIf what you are looking for is to scale a SFR portfolio at the pace, and with the return and QC metrics, demanded by a larger funding institution, I believe we can help.  

You'll see economies of scale, more opportunities to value add and you'll prove yourself for when you want to do a full-on syndication.

I would recommend multifamily over single family just for the ability to scale. 

Put that money into actual marketing and scale.

This means that it will scale with less cost and hassle.
