I want to preface this post by saying I'm not an experienced investor (so take this with a grain of salt) but I have heard and read on BP that other investors use a "blanket" or "portfolio" loans to bundle up multiple properties under one loan.

I will say I asked each caller why they responded to my card. 1- responds to all mail regarding his properties2 - Timing5- it was handwritten, written on nice cardstock, something they didn't mind hanging on fridge/corkboardJust keep in mind depending on your goals, you don't have to spray and pray all over your city... you can do just find in smaller batches with a more concentrated effort.Cheers,Jake

The best solution is to make sure the garbage is in can and secure where no rodents can get in ad try cleaning trash bin with bleach and spray with ammonia I heard that keeps rodents away.

Apartment done :)The sleeves are not cheap they are $175 + labor and misc material ($50.00 worth - spray foam insulation, some backer rod, new trim on interior)The AC Wall another few hundred  - total about $500.00 - but they have NEW AC and the building look way better, versus the crappy steel old sleeves that are beaten to crap.
