Marc has point out some great points to consider, bases to touch on, in buying a note or many other things, you need to look down the road at the worst case and see what can be used or employed to address future issues and document the transaction so that the entire process can be shown as represented to you.

Seller is the exact legal name of the LLC.Signatures are from an officer or authorized representative; typical signature would look like the following:John Doe, title for ______ LLC

If an LLC etc. then you need to show you are the attorney representing the LLC, or the property management company, or a member of the LLC so the judge knows you have the authority to discuss the case on the plaintiffs behalf.Every court system has it's own little ways of doing things and interpreting provisions of the laws etc.

Your agent's request logically binds you - the agent's principal as he/she had actual and apparent authority to represent you in this transaction. 

Get a power of attorney and fax it to Shellpoint and add yourself as a 3rd party representative (and yes, I said fax it - most lenders are still archaic that way). 

You have to be able to determine what the home is worth and make the terms you think would best represent your offer.

But these days, the assets representing the most value in my area don't qualify for that sweet 30 yr Fannie/Freddie money.
