Especially in such a hot market right now you don't want to go into a deal under represented and come out losing on the end because you wanted to save 3%.

I have been a listing agent a few times with multiple offers and other agents do a really poor job representing their clients.

BP is well represented by people investing out of state, over 90% of our clients are out of state or out of country. 

Main job of RE agents is to put deals together that work in their represented clients best interests.They may know investment details and can help, but you need to decide if the deal is good for you or not.

We also serve as owners reps assisting in making sure the owners interests are represented for construction/ renovation.

This isn't written in stone, but it's probably pretty darn representative of the norm.

Open (or re-open) the Estate of the grandfather and ask the court to have the executor/Personal Representative convey the property to you as part of a family settlement.

And they are under represented as a class on BP..
