I asked myself how would I finance the purchase of the home, and the renovations. 

But it would make sense to question that logic by bringing up the fact that if you buy a $10,000 house and do $5,000 worth of renovations, if it doesn't ever sell.... that's a loss of $15,000.

Also, pay attention to the amou t of renovated homes, and homes under construction in any chosen area.

I'm looking to become a buy n hold investor, but am not averse to flips and renovations.

Beyond that, you'd be dealing with a "home-owner", which can be very difficult to manage (disagreeing about the renovations, access to the property, something's missing in the house and they suspect one of your guys of stealing it, the homeowner changes their mind in the middle of it and they want out, etc, etc).  

The property needs major renovation so there is no competition from owner occupants so there is a value add there.
