If you can get in 2 properties that break even at the end of your 5 year mortgage term your pay down and appreciation will be fantastic, versus a couple extra bucks you saved from paying the CMHC with 20 down.Do some homework first, if you can't qualify for a second property with your leftover down payment consider reducing the CMHC and interest with the full 20% down.

If the cause was due to a debtor using bad judgment, simply not paying or nor managing their money, they will be looking at a longer time frame to reestablish credit.One of the risks assumed by a lender is the risk of a borrower taking bankruptcy, delaying payments, a bankruptcy that has been discharged actually reduces this risk as debtors are barred from seeking debt relief for 7 years I believe it is.

We have not talked numbers or financing yet but he said I can bring in an inspector to take a look around.The last piece is that I'm self employed, earning around $30k a year, no debt, around $35k in cash I'm willing to invest, though I would prefer not to spend it all on one property.

I have also heard it can reduce home owners insurance by 10-20% if thats true i could pay for itself and just increase ever so slightly the cash flow.

True to the point about HOA dues for townhouses and condos, but those dues do include a percentage of your CapEx so this can be reduced in your projections.Hope this helps and good luck!
