Does anyone have some information they would be willing to share with me at some point about how to handle leads?  

He did get signed up eventually :) Putting aside my little lie to my kid, I think we fall prey to lies because we want to believe something so bad that we miss the obvious signs and red flags.

@Richard Redding How do you know a tenant has abandoned rental property?

I think the sweet spot for me is 'medium-fixers' that still have some meat on the bone for value-added rehab.

If you are not a broker, my suggestion is to find a good RE investor friendly attorney that can look over what you are doing and let you know if there are some possible potholes or red flags. 

This way, it's on their credit report and they'll be red flagged immediately so future landlords will know what's up.

I didn't find professionals to help me at first.
