There are companies to do it for you for a premium and the only reason they are in business is people erroneously think it is a hard thing to do.

In other words customer wants a spec house (at production hours cost) versus a production house, which if you are not set up for this, how do you price it as a non custom builder for only one home? 

Both purchase price taxes and expenses could be disputed as higher or lower though I think they are pretty reasonable.

Depends - what was your cash flow before the taxes went up vs after?

Without cash flow you will end up going out of pocket for any repairs and Capex expenses. 

For example, your credit card could have a line of credit up to $25,000 but you don't pay anything as long as your balance is $0.

Which is one reason why I wanted to be a little closer.
