North GP - typically - cash flows better than South GP.I'm not sure what your underlying question is, but the reality is that, unless you are looking to put a lot more than 20% down, deals that will cash flow are almost impossible to find on the MLS right now.

And yet, no matter how I approach this rental, the reality is that only one applicant will be selected... for all the others, it's not a matter of "why I rejected you", it's a matter of "I chose the best-qualified applicant"...

Be careful out there... they prey on folks that have a great project or think they do but are in reality NOT bankable... so they lead those folks on and just steal the little money from them in the form of a turn down at the end of the transaction.
