Good morning, I have a rental property in Cave Creek and I am having some issues getting it re-rented.

I told the landlord that the RE agent should guarantee one year of a tenant staying and paying.

Luckily for me, she said all I need to do is pay $100 and sign a form to acknowledge I'm assuming the property with these violations and must have a clear re-inspection done prior to sale to a homeowner.

Plenty of transactions go smoothly though and re-fi in a couple years.

Were you successful with re-zoning?

Going forward, you may want to do so, and just absorb it into what you market for rent when you have your next vacancy.In the meantime, no one can really answer exactly, as @John Spurlock pointed out exactly - we do not know what is in your lease.

They have re-strucutred their fees since I joined, and I thinks its a lower entry point now.

I'm in need of a local CPA (preferably one who is RE investment savvy) who understands and can grow with my portfolio. 

@Shiloh Lundahl , my JOb is been a Realtor and a Wholesaler,  I know, it is in the same industry but I love making active income and invest for long-term passive  income,  first, I got some SFH, rented on section 8,  but now selling them and with a goal of acquiring my first Mobiel home park.Been an agent is really great because I do not sell houses, I sell homes, all my clients and now my friends, some of them are already  interesting on investing on RE as passive investors
