My situation though is that I'm a licensed contractor and the idea of hiring out work I am able to do just as quickly and cheaper as another contractor pains me.  

If I had tenants who were a pain, didn't take care of the property, whined about every little thing, and I didn't care if they moved out, I would make sure rental increases match the market. 

Supply is painfully low right now.

If that's not the case, and if you intend to do repeat business with someone and you want the best of them I'd forego the request altogether.Of course I'm biased, but more than advancing any agenda I want to share a bit of the psychological side.

But if you can "make it go away" mentally, and move on with your project and life without paying a baseless claim out of fear that something might happen you are ahead.Alternatively, as painful as it is, you are a point of playing chicken with the contractor and his lawyers

As painful as it is, if I were you I probably would step in at this point to ensure things don't drag out any longer.

It seems like the biggest pain point with 2018 is the blower test, AKA insulation is a big change.

I personally have just realized that I'm at a point where I need to get real systems in place as I am finally expanding and hiring help so growing pains... but it's a good problem to have.

There's great potential there, but the tenant laws can be a pain and the taxes are high.
