I'd want the initial PM to setup  good communications practices with me ie regular emails/calls on a set schedule, send before and after photos of issues, let me know ahead of time what their strategy is for handling bad tenants etc etc.

I recommend the latter because it has practical information about all aspects of management, but it also teaches you where to read your actual state laws.

Practical experience, deal flow, etc.

In addition, My husband and I speak Spanish and love to practice while in Mexico.

In practice, however, the operating team would likely choose to hold 1 or 2 more years when cap rates normalized to some degree.
