Basically I hope to build investment property portfolio over the years hence I am looking for a good agent with whom I can build a relation.

Having done 75 buy-sell deals 2003 thru 2010 and subsequently losing my entire portfolio 2008 thru 2013, I've been clawing my way back from a position of no cash whatsoever and remain deeply entrenched in the 'turnaround' via being a painting contractor, flipping the odd house here and there, and as an agent with Keller Williams (focused mostly on higher-end mountain properties).

We just added 2 buildings in Westbrook to our portfolio this year, and I've been really pleased by how well they're operating even in year 1.

I am looking for a portfolio lender and one that provide an equity line on those properties.

I'd presumably need to due the cash outs in series to keep the underwriting from freaking out, and that's a long 4 months to wait and hold up a deal.I was wondering a portfolio lender might wrap them all up, including the new purchase, into one loan that I wouldn't need to put anything down for?

Talk to them, find out how they work, how many years they've been in business, see if they have a portfolio of work or a few references. 

As long as you’ve done your numbers right and plugged all the correct precautions into your portfolio, a deal is a deal if the numbers are solid.  

Farmington Bank used to offer such a product; however, it is no longer available once they were acquired by People's United Bank.I am open to going under FNMA standards; however, if you do not have a loan package I would be eligible for, can i ask whether your institution makes portfolio loans to real estate investors?
