I suggest being as conservative as possible with all of the utilities, rent, rehab costs, and all of that (within reason of course) And I think  physically observing the property is a very good Idea.

Not mention that you can always come and see your physical asset and take care of any issues that may happen much easier. 

I just finished my 3 days and the last day I tried to give my number to another participant to keep in touch (they discourage you from networking at the 3 day) and one of the mentors began yelling at me and became physically aggressive to the point where he grabbed me and shoved me.
