ROI has a different set of short-comings buy I refer to it just to give the opposing perspective on a San Diego RE.By the way, I consider it investing if I have researched the market and have a basis for any expectation including an expectation of market or rent appreciation.

Also, something to consider is that long term your paper projection numbers (pre-purchase) more closely match your real life numbers from a cash flow perspective the better the area you are in from what we see from over a decade of tracking these things in local markets.
