I have a feeling if I do the leg work in finding even conventional residential lenders it wouldn't be an impossible feat to find one.

I mean it sounds like you are either a high "C" like me, needing everything spelled out step by step before you can make a move (in which case, you need to step out of your comfort zone) or you're just pulling everyone's leg and you're just trying to pad your post stats.
