You need to get some cards from vista print or moo or one of those online places.

Any suggestions on either a Live Event or an online program for this purpose? 

Nobody should look at them as any form of training or education as a lot of things/steps are left out of the shows.Mostly, the critical tasks needed to be successful in flipping aren’t shown:- how to find properties- how to determine ARV- how to determine the budget NEEDED to rehab the house to meet that ARV- carrying and closing costs- TIME!!!!!

How did you find the right broker to train you? 

I have read a few articles online, but didn't think passive rental property income qualified for the QBI?  

However, I’m also hearing that the first deal and getting your foot in the door is the hardest step and once you get the train rolling you’ll be okay.

@MIchael Plaks normally I'm in agreement with you, but your comment "Technology allows us to exchange documents securely online." isn't the approach I take anymore because of:1.

Online forms for tenants, income and expense tracking, auto add late fees (or other charges you may have), rent collection, integration with other applications, ability to store documents, etc.   

If it's not your thing, definitely take advantage of the online material.
