Thats why I was thinking of just buying the house and trying to raise the value so when I get out I can sell and use a portion of the profits as a down payment on a new home and the rest for a downpayment on rental properties and try to work from there.

It will take between 3-6 years to recoup your additional closing costs at the new lower payment, and for the rest of the life of the loan, you are saving money by the amount of the lower payment.
