In my humble opinion, Wholesalers that have to include non-refundable deposit language aren't very confident of their proposed numbers and are trying to take advantage of the newbies promised riches by flipping gurus.

"People just don't do that," "Sounds like what some people did in the 70s & 80s" etc etc(I didn't argue)He did make a good point, however, and this leads to my questions. 1) Ultimately we ARE brokering transactions between sellers and buyers, are we completely protected by the contract language?
