I just did my 3rd deal with them and have been in business officially since 2012...not very long.

In my humble opinion, Wholesalers that have to include non-refundable deposit language aren't very confident of their proposed numbers and are trying to take advantage of the newbies promised riches by flipping gurus.

This may not be the answer you'd like to hear, but my recommendation would be that you should have an attorney draft this language.  

Will he be providing his Schedule E or any other official documentation?
