We use Rent Manager for 240 units.The benefits are that it combines Accounting, Leasing, and Maintenance all into 1 piece of software for a relatively in expensive price.The negatives are that that the individual pieces of software are only ok.

However, I am limited in cash flow, as well as higher mortgage payments both of which can be a negative to a bank if I want to add additional properties.

etc. ...if I had received a large and positive response from prospective tenants in the first week, I might let it ride for another week to see if anyone signed, but if I got a small or negative response from prospective tenants in the first week, I would re-analyze the market and probably lower the rent and/or do something to make the property more appealing.If this is your first property, and if you want to become a successful real estate investor, I'd strongly suggest you manage the property yourself for at least a year--this will teach you invaluable lessons that you'll need to succeed in REI.

Here are your formulas:1 - Take the Rent - monthly expenses - mortgage payment = Cash Flow (If this number is negative, DON'T BUY IT...and don't add to your down payment thinking this will get you a positive CF.

My negative view is because wile the legal safe guards are important the only real asset here are the contracts and you need to evaluate them as well as the ability to perform.
