The business is located in St Marys Georgia which is a nice Coastal Community with the Navy base nearby.

Just depends how quickly you can find a buyer/renter in the area and if the unit is comparable to others nearby after renovations. 

There is a duplex for sale nearby that I'm considering living in one unit and renting the other. 

Here's my advice: 1) Ask your agent to pull all of the sold properties in the past 90-180 days in your market that are similar to this one in price point, are duplexes, and are located nearby.

With your $1M in annual income, depending on your expenses, you may find that paid off properties are easy to stockpile and as long as your spending is just a fraction of that $1M in income, there's no reason you won't have a very short putt to sleeping soundly with a paid off rental portfolio.
