I wanted to learn about mobile home parks and felt this location was well suited for future appreciation.How did you find this deal and how did you negotiate it?

It's a time consumer that I'm happy to part with 80% of the 1st month's rent, but after that as long as you place a good tenant your phone calls/issues are usually incredibly minimal, I hardly ever hear from my tenants, so I don't see the need to give up 10% of my monthly rent to a company for them to not hear from my tenants either.

Otherwise you'll be making a lot of phone calls and feeling some let down. 

Is this reasonable, or should I start working the phones?

When driving for dollars what do most people use to lookup the owners phone numbers/addresses?

These are just notes from my attorney as he went through the process on the phone, do your own due diligence:) We gave him 14 days to cure the problem aka pay the rent due.

These things are easier to talk about over the phone as there are nuances to consider with each investment plan, portfolio, etc.
