So, I am not a complete stranger to auctions, but Colorado had a public trustee system and finding reliable information on what properties were going to auction in a given week and the results of each auction was as simple as going to the county website.  

I've also heard that memberships could be added to the basis of properties purchased as a result of the membership.  

(If you don't like what you see, just add random city names to the search to get fresh results.) 

Do check the county property appraiser site to be sure their info. on structure/size matches to what's there.

I am playing with Realist and trying different searches but getting very little results.

3.7% is an excellent rate, it could be hard to beat or match that in the future if you try another refi.

My point is you may need to make some sacrifices for building systems which can result into lost tenant area and profit. 

As a result the government established the FHA and then Fannie Mae was created in 1938.

Will take about twice as long, but you'll get results that are about 10x better.I guess only being 50% lazy is better than being 100%, but I'm a fan of being 0% lazy when it comes to my businesses and investments...
