The last couple has more of an appreciation play than cash flow (not in the red, just lower cash on cash return) and we see an escalating rate as time goes on.These are 2 cottages on 1 parcel of land , so they ARE seasonal right now.That being said, my abutting neighbor , who we get along with very well, has decided to put her vacation rental on the market.

That being said the numbers you provided don't play out as a cash-flow rental if that's the strategy.

We are having some gas line issues holding us back from receiving an occupancy permit for a triplex - hoping to connect with some Mass. investors/contractors who may have some insight!

This will save a lot of time and money by not printing and mass mailing people who are not your audience. 

A 3 hour drive to the ocean, 2.5 hours to Sacramento, 3.5 hours to Reno, NV2 hours to the Oregon border1 hour drive to Mount Shasta (to play in the snow during the winter!)
