newbie managing a small investment portfolio!

I have worked in property management for 2.5 years in the Boston Ma area - I am an aspiring investor but collecting capital to begin has been my biggest road block. I just recently began managing an investors portfolio to get some hand on learning. It is a handful of small multi family properties as well as a rehab property. 

We are having some gas line issues holding us back from receiving an occupancy permit for a triplex - hoping to connect with some Mass. investors/contractors who may have some insight!
