I have a question for investors in Massachusetts, has the market dried out in Massachusetts for multi-family homes in your opinion? 

I hear great things about the OH, FL, TX Multi family markets....

I have owned a SFR in Jackson for about a year and a half and have been trying to understand the market.          

Purchase price: $24,000 Cash invested: $100,000 Beautiful remodel currently on the market in Augusta GA, perfect for rental portfolio.

I have a limited view to the 3-4 markets in which I invest, but I don't see any long term rentals in desirable locations that cash flow year 1.

Build cost 2 million ($240 per sqft for a 5400 sqft duplex) (Sale price $650 per sqft)Upon stabilization, the properties market value is projected to be between 4.5 and 5 million.

Myself and my mom were former clients of this business and can attest to the fact that Terrance Burner and Taya Lee scammed us.Terrance basically marketed Invictus as a "hands off out of state real estate investing company".

I have over 40 years of land development experience as an engineer so I can assess property pretty quickly.Anyway, someone came to me with a couple of off-market properties.
