I know there are many variables and specifics involved but should I expect the dues to go back down to a lower level once the reserves are met.

A lot of people forget that a penny saved is the same thing as a penny earned, and leaving a tenant in place, even at a slightly lower rent, can be better than having a tenant leave, incurring the vacancy and turn cost, and then getting a slightly higher rent.  

So when you see some guy who did 1,000 transactions in a year...understand he probably has a team of 50 agents who made up that number.

Would like to find a local real estate attorney who is experienced in investor type transactions, especially subject-to.

I used a different calculator and it gave me a lower figure, but have no idea why. 

I also look at a worst case scenario IRR of 10% (flat prices, high maintenance, slightly lower rent) .Secondly I think 10% for maintenance costs is reasonable excluding planned upgrades (roof, heater etc.).
