I am looking at an occupied multifamily in "downtown" Urbana that after some light work should hit the 2% rule.

Another reason being, the time and energy going into training VA’s on the business, ensuring they know the correct response to both sellers and buyers, and ultimately just not losing potential deals, could alone be worth the investment into a team who DOES know what they’re doing.

Having a bookkeeper would certainly reduce time and energy spent.

Cashflow is just what keeps the lights on, while you get there.Cost per unit seems very cheap to me, which makes me question the neighborhood and the tenants.

E.g. faucet repair, light bulb, HVAC filter.

I'm just suggesting you get set up in a market with a house hack since it's easier and requires less capital/energy (usually).

Why would you waste time and energy teaching others?
