Know anything about Urbana?

Hi folks - wasn't sure whether this should go in Columbus or Dayton forum. I am looking at an occupied multifamily in "downtown" Urbana that after some light work should hit the 2% rule. But I'm from Columbus and know nothing about the area. Is it a worthwhile area to be in if you have a cash flowing property? Is the recent shutting down of Urbana University going to have adverse effects on the local economy? Thanks!
