I did a quick and inexpensive renovation, rented it for $650 with no problem (45% above what he rented it for), and had it appraised for double what I paid, so when I cashed out I walked away with more money than I spent on the purchase and reno *and* left 25% equity behind in the house, with a house that cash flows roughly double the mortgage/insurance/taxes.

For example, if you have little cash, lots of free time, and decent people skills, then maybe educate yourself and get started with wholesaling because those align well with that method.

Or should I use just a part of the cash I have ($12-15,000)  to buy one single family home this year (owner occupied 3.5% down) then have cash left over to buy another SFR or maybe a multi-family property next year.
