I want feedback on this idea or how others have handled adding value through doing their own work or if I am better off just finding non-contracting work and leaving it to professionals more. 

I’m a relatively new investor & I was talking to some buddies and they basically told me to avoid single family like the plague because if one person leaves you’re at 100% vacancy.What do you guys think?

Hi @Alexandra Arnsberger,The scary thing is that they can up and leave in the middle of the lease, tell you nothing and you have no way of getting any lost money.

Do buyers always offer more than the mortgaged amount so sellers are able to leave with cash in their pocket? 

They have told us that they do not want to leave and I'm concerned that they will holdover.
