My plan going into buying this duplex was to get forced equity from updating his side and performing updates to the exterior of the building and landscaping, then when the time is right using equity to buy another home.  

I'm reasonably certain that it's a violation of the MA Consumer Protection Act and I've filed an official complaint with MLS to that effect.If nothing else, it puts us Realtors in a bad light when a home is listed at a price that has zero chance of ever being accepted.
