There are a lot of factors on the rent analysis for it to be accurate  (does it have a pool, is the pool updated, does it have a spa, kitchen/bathrooms updated, proximity to nightlife/activities, what is the back yard space like?).   

I work as a CAD Draftsperson (3D modeling of our fixtures to create blueprints, programs and cut lists) as well as a Carpenter when some extra help is needed on the floor.I bought a little ranch 2BD/1BR house in Milwaukee (Bay View), Wisconsin six years ago and have done a lot of work to it over the years - new custom kitchen, appliances, refinishing of original oak flooring, A/C, bathroom and 6' fenced in yard.

This is where you take a split-level home or a home with a walk-out basement and put up a wall and a kitchen/kitchenette in the basement to create two separate units. 

New flooring, kitchen, baths, roof, and more.

Have coffee at the kitchen table, and explain the benefits for them selling to you directly. 

I believe any value add could be done to the kitchen cabinets, appliances, flooring, and adding a fence.

For value-add opportunities, bathrooms and kitchens are where you'll see the most return on value because this is where you can put most of the shiny and pretty things buyers like to see in homes.

Duct burst pressures are rated 3x high yet than design pressures, and closing a register or two will not increase the pressure to the point of failure.
