I've been inspired by the most recent podcast to give a quick property update:  Current Occupancy:  98% (was 100 but 98 is probably a good consistent rate)rents are now up to 495 for a 2 bed and 595 for a 3 bedroom... water has now been passed on to almost all of the tenants and will be complete here in a few months when the last remaining leases are renewed.Turnover costs were higher than anticipated as we had approximately 40 people move out so that absorbed all of the cash flow.  

I'm going to keep my eye on the property to see how this story ends and am looking for vacant properties now. 

Because I would of had to fire them then get a new PM to take overI suppose the moral of this story is:Weigh your pros and consTry not to panic and think rationallyStep in when needed (it is your business) if you don't feel something is right inquireKnow your market, they have the title of property manager, but that doesn't mean you have to take their word on everything, in this case it helped because I told them to drop the price. 

I'm assuming it's going to be no but maybe I'm wrong and that is why I wanted to ask the forums.So can you guys please share your stories?

Eventually, the investor and my family parted ways and long story short we were left to sell the house and remaining profit.

I often read stories about real estate investors flipping 25 to 30 properties per year. 

I hear and read a lot of success stories but i hardly ever hear about the setbacks and/or failures so I decided to share mine in the hope that it would give me some motivation to continue on to success.

Long story short, my ex had complete control over me and my finances, so I couldn't do anything about it.Thank you for your responses!
