I came to join BiggerPockets after scouring the internet for information on real estate investing.

This is all great information!

Interested in information on commercial rental property.I currently own a lot that will hold a 5 plex.  

I'd say a lot of it went over my head but its awesome to have this amazing community where you can seek out answers and get intelligent, relevant information from people who know what they're talking about and aren't pretentious about it.

Property tax assessors website is a wealth of information when you're looking for properties to mail to.

I initially started researching on Bigger Pockets to find discussions on strategies to weather the storm in a declining market because that’s the biggest fear for us to get started.Thank you for all the information so far and I look forward to being an active member on the forum.

The property in question was actually a short sale that only allowed inspections for informational purposes only.

there are many mentors / coachs on Bp that will charge you for this information. which is not a bad thing if it helps you succeed in your business. if your looking for the free route go to the REIAsMentoring is hard.. some folks probably love it . myself I could not think of something worse to do..

So far my POL investment (Tinley Park Sports Complex) has been performing as expected, but soon after doing that one (and a fix-and-flip on PeerStreet), it became clear that I would need a *lot* of capital to effecitvely diversify away the risk of any non-performing loans (it's not apples-to-apples, but this analysis from LendingRobot on diversification needed for P2P notes is helpful.)
