Hey Real estate champions, what option sounds best to you, if the intention is to get best return on real estate investment, good cashflow, cash on cash, less vacancy, low maintenance, least hassle, and expect property appreciation over time etc might not go for BRRRR currently, due to time constraints, and it's tough in bay area.but considering, open to anywhere in US (but not a fan of snow) , and down payment is not a problem (although there is a max limit, but let's assume it's not critical to put 100k - 500k down payment ) Option 1- Go big, all in, one apartment complex may be 20 -40 +units in TX, AZ, FL or where ever its possible, hire onsite manager.Option 2 - Invest small, buy multiple duplex/ triplex etc. near by, try to manage self to save on prop mgmt Option 3 - Go for multiple single family homes near by, manage self. easy to sell/buy individually if needed Option 4 - Go for Land, rent space for RV parking, mobile homes etc .

Basically your ADU cannot exceed 50% of the total living space if it is attached to the main dwelling unit on the lot.

A judge would ask to look at the lease, and if there isn't one then it's the owners property so I would assume they have the right to use it however they please and you have zero rights to the space.

Ask the standard questions: age of the home, size of the home and lot, number of beds, baths, is there a garage (attached or detached), any recent renos (were they inspected or permitted), how much of the space is finished, etc.

Be aware though that there are many modular companies and some are more expensive than design/build custom ADUs.I would also agree with with Andrew, a conversion of an existing space (like a garage) might be the cheapest.Also, check with your city laws on what's an allowable ADU to construct based on your current home and rental regulations for them.Collin

Hi Marc, I think if they try to invade your personal space, I feel like that's a good "bad sign". lol Well, yes, real estate agency is a personable profession, but if someone tries to be a P.I and research you to "know what you did last summer", it would make it awkward for you to connect with that person moving forward.However, sometimes, people are bitter/"different" because they've gone through something in the past to where it makes it difficult to connect with "new" people.

Anything in particular, the big challenge is space rent, it is a lot here, unless you are looking at mobile homes on land.

If you have space you should consider partnering with a local drycleaners as a drop-off spot for them.
