Here's some food for thought:Before you make your first investment, meet with a mortgage/financial professional.

I try to spend the summers up there myself - it's just really special with great local bakeries/farms/foods, total relaxation with waterfalls and mountains and art/music festivals.Notes for all - You can easily check Airbnb to see what people are charging in any area and see their calendars to see how booked they are.  

The growing urban population places tremendous stresses on resources and infrastructure – food and water distribution, utilities, transportation facilities, telecommunications, sanitation, etc.

Residents of Frayser have to travel an inordinate distance compared to other communities just to do basic shopping for things like food. 

I think this will net me a more favorable rate, highlight the 'think'I'm open to advice and calibrations if anyone sees a pitfall here.

Just some food for thought, People will often times use Detroit as a punching bag but I say if you have not tried it don't knock it, heck I have and do try it and I praise and curse it a the same time, but that is with any market if your dealing with tenants.
