I don't know about OR and CA specifically but a "thawing" market seems a more appropriate description than an "exploding" market. 

@Toby Khan asking for a B neighborhood in New Jersey, even though we are geographically small, isn't much to go on.

The reason is you want time freedom, or geographical freedom. 

Of course you have to wait until you take ownership to show the house, but you can place an ad online with the address and description to gauge interest.
