They have a ridiculous variety of fasteners.

if the lender knows / or should know that the borrower lives there.. and they wrote a commercial purpose loan.then i think you have a variety of issues. 1. owner occ loan needs a licensed RMLO to originate the loan.2. and if 1 is true you may have a note thats not enforceable.. and could be that all payments made to date will go to principal only. 

I've also found this to be true in Phoenix, where I frequently  spend time. 

I've read older threads on this forum like this one where it seems most people recommend not having a GD as it is an item that breaks frequently and is a repeat hassle.   

Also, some folks post frequent RE meet-ups here on the BP site, including one tomorrow at Pres 195 at 22 N.

However, I frequent Creditkarma and Creditsesame.

If you answered "no" to any, go do that.I agree deals are not as frequent as we would all like however, especially for the newer investor who doesnt have as many contacts, but they are out there. you can find them and more importantly, you can MAKE them if you get creative.Hope some of that helps!

The area isn't the best, and rents of 650 will mean tenants are of the section 8 variety.
