Try connecting with an investor-friendly realtor who can find you rent-ready deals (on and off-market) and provide accurate market rents for the deals you're looking at. 

That is, if you can find a property where the numbers work.

Can you imagine taking the time to find a new place, pay the despair, set up utilities, arrange for a moving truck/company, packing and unpacking everything, changing addresses everywhere, etc etc etc.

If you insist on going the path of becoming an agent, I would try to qualify for a loan (or find a creative way to finance) prior to leaving your current position.

Once Wall Street finds a way to massively “package” Investor loans, landlord loans, single family owner occupied loans, etc.
