This is why I'd advise renting or living with family (if you can stand it) for at least a year to get familiar, narrow down your search, and find yourself a great deal ... you should be looking the whole time, and if you lock up a great deal sooner then great, but just be prepared for it to take that long and don't settle for a mediocre deal to get it done faster.

If you move faster than on a year it will catch up with you though.

It is my opinion that Czech economy will continue to improve at a faster rate than western europe as there is still a lot of potential for growth.25 years fixed rate is possible for rates around 3,5% and the best interest rates are currently at 5 years fixing around 2%. 

It won't sell any faster (because they are usually under contract in 3-4 days) but it usually pays for itself by increasing the purchase price. 

Don't let them bully you into a faster answer or higher priority, but they should have an answer in 3-5 days.  

You've got to move faster than those other buyers, and you've got to get to be creative.  

Interpreting the information you find, putting the "puzzle" together, and making your approve/deny decision takes a little effort initially, but gets easier and faster with every prospect.

Make sure you have it professionally done because it is a much heavier weight that may or may not stand up to the current cabinetry (also a possible expense and may change your costs).

Others want the velocity of their money to be faster, so they can re-invest it.

It's cheaper, faster.
