One family member wants to move to get into better schools, but they don't want to give up their 4% rate and they're fine right now to continue to hold off, keep looking and wait for the next couple for years.

My agent brought me a great off-market deal that for 140k, that I knew was worth much more given we've been working on other properties in the area. 

Also, is there a clause or addendum you use addressing the possibility of the property not appraising for enough when your buyer goes to refi to pay off a balloon and how the parties will continue?

HELOC then you can use the equity for another deal but I would only use it if its for a flip or brrr or possibly if have a plan to pay the heloc off over short period of time.

We certainly have time, because we are far from having the capital it takes for such a project. 

In a high priced market like ours, off market distress, vacants and tired out of state land lords is the way to go!
