@Oles Street A good way would be to learn about what you want to do first by reading books and listening to podcasts, and networking with experienced investors. 

I looked online and the definitions are confusing.

Then as maintenance happens they get paid usually again some nominal fee.It’s all done through email and online softwares

although they both are interdependent.The best way to understand costs is to get a Floor plan drawn and get quotes from at least 3 people in the area who have done ADU'sIt's always a good idea to involves a professional right from the start, especially someone who is experienced as they will suggest techniques that could bring value and save money in the long run.

I would love to take an experienced investor our to lunch or coffee to pick their brain on strategies, figuring out the best way to start and find my first deal and what markets to focus on.  

Now if you want to expedite your learning then you may want to consider joining some program online or offline. 

Hi Scott, I am new to wholesaling and it seems that when I try to go through a deal and JV with another  wholesaler they look at a deal with me and then say,Not a deal and do the deal on Their own  and not including me, just because they are more  experienced then I am.

As for best lenders, do a little research online and you can vet out a few lenders.

I will say, as a programmer, I built my own system that was comparable (better in some ways, not so much in others) in many ways to Dan's, but I didn't have online access to the Upset Bid sheets and that was a significant factor in my using his service.
