You may need to maximize the property to achieve these numbers (raise rents, renovate interior units, landscaping and strong property management) which could allow you yo achieve a 45-55% equity position which will set you up to refi the property or 1031 exchange in 2 years to a bigger development.

.#2: I would only do an HOA again if the cost of the HOA fees were considerably lower than my own projected maintenance and repair costs for whatever areas are covered by the HOA (e.g. exterior maintenance if it’s a townhome/condo, landscaping, or a pool).

@Will StewartHey WillI can only tell you what I did from experience.. not sure if it’s right or wrong. 1st I added up all my expenses: Utilities, internet, landscaping, mortgage/rent, insurance, etc and divided the total by the number of rooms (this was the minimum amount of money I needed to cover ALL expenses.
