If you buy it, you're not a wholesaler anymore.Here's how you do it:1 - Make the offer in the name of an LLC for $10k, thus the LLC is the owner of the "contract"2 - Sell the LLC ONLY (with the contract to buy as an asset of that LLC) for $15k (the profit you would have made if you had to buy the property first)3 - Buyer of the LLC (and the contract agreement/asset) executes the "contract" your LLC agreed to for $10kResult:1 - No money comes out of your pocket...ever. 

I'm in the bay area where literally anything you ever want to do to a house costs MEGA dollars, so I'm trying to learn how to estimate roughly the costs of basic repairs versus major repairs.

I got divorced about two years ago and have been driving ever since.

Finally, assuming you did not inherit this tenant take a step back and ask yourself what you should have done differently, where there any red flags, and is my screening process in need of any tweaking so I don't ever have to deal with this nonsense again?

@Mike Cumbie, if both the new property manager you just hired and the tenants they found are showing red flags and you’d blow it off and say “meh, whatever” and not check on your properties ever - plus ignore an easy resource to find out what’s really going on - different business model I suppose...While I’m happy you seem to have found every property manager you’ve ever used fantastic - I and other BP posters have not had that experience. 

At least none of you have ever done one of these before.

Just sayin'...Ever thought about finding an investor minded realtor and partnering with them on the deal?
