With only around 5k families exercising their right to school choice it doesn't seem to be used very much. 

I would develop a relationship and work on it with them to enhance any chances of keeping them as tenants.

If nothing else going through the exercise of putting these numbers together will significantly increase your ability to evaluate your next deal.As far as subcontracting the work goes , take your inspection report and meet with an electrician (or three) on all the electrical issues and get a quote for them specifically.

You get the peace of mind that if something happens to your cash flow, you can exercise the advantage that you have just bought yourself and be able to to skip a payment or two.

I see the arena and the complex as self-sufficient and a professional team (whether NHL or NBA) would just enhance that area.

Upside is that any given improvement in NOI at these cap rates creates a bigger lever to enhance value, w/ the risk being that cap rates go back up before you sell.

@Eric H. its $114 per month - now there are several types of searches you can run like - address tracing - trace detail - enhance people search- license plate trace- judgement search- and more it goes really deep, if this tools gets in the hands of the wrong person it can be deadly .
