If you can get double the CAP rate for a property but can only get 1/4 of your money in play on that property, your effective rate of return is actually 1/2 of the bigger property (for example).While some of the other answers are also correct, I believe that the cash utilization and getting money into markets and investment vehicles efficiently is the major reason why CAP rates are lower than the 3 or 4 units.I'm actually looking to start buying bigger buildings.

I believe multifamily investing is a better way to scale efficiently as opposed to continuing to purchase individual single family deals.I have around $140K in my government TSP (I'm no longer a government employee and have a separate retirement account now).

I'm planning on getting my first house hack and first house ever next year and will have maybe 80k around the time, but I also have the ability to wait and save more money if I wanted to (very low living costs right now) I'm wanting to build up my portfolio efficiently and as quickly as I can (and I also want to make sure I always have my own unit when house hacking haha!)
