If you can get double the CAP rate for a property but can only get 1/4 of your money in play on that property, your effective rate of return is actually 1/2 of the bigger property (for example).While some of the other answers are also correct, I believe that the cash utilization and getting money into markets and investment vehicles efficiently is the major reason why CAP rates are lower than the 3 or 4 units.I'm actually looking to start buying bigger buildings.
